Contrary to popular belief, TIC is not a class of real estate but rather a creative way to own an apartment building. The concept of selling your building TIC requires a conversion of use vs. conversion of property type like a condo conversion. A building owner traditionally would sell their building to one investor for a price that reflected rents and current multiples for the area. Building owners who sell their building TIC are simply selling the building to multiple owners via the tenancy in common ownership structure.
